When I needed to expand my Chiropractic business I contacted Micheal Golden who was the manager of the property I wanted to leave. He was kind enough to help me through the difficult task of looking for a new space while I was busy running my practice. He was very patient as we sytematically worked our way through several different potential spaces. He had the forsight to help me see the options and possibilites of all phases of the new locations to enusre I made the right decision. As it turned out he was able to negotiate a location that was bigger and more professional for the same price I was paying. In addition, he helped me find the location that increased my business because it has freeway exposure, heavy walk through traffic and close to the local gym. Micahel is a consummate professional and I would recommend him highly.

The Market is still moving! The Vineyard Business Center is made up of three use types: office, Light Industrial (Flex) and Warehouse space. This Flex property was one of the largest units in the complex made up of 4,230 sf. This property was actively listed on my website, my company’s website, my twitter and facebook pages and Craigslist, Oodle, Google Base, Vast, Kijiji, Geebo, OLX, and Backpage. There were multiple mass mailers done to owners, specific business types and an entire industry based mailer because of the unique Sound & Media production improvements that had been done. There were both virtual and hard copy flyers made and I also walked and knocked about a two square mile radius around the property to hand out flyers in person. And, of course the Bay Area Commercial Realtors were all sent information.

My name is Gary Champagne and I am the owner of Champagne Fitness, a personal training facility located at 518 Tamalpais Drive in Corte Madera. I have been in this location since June 2007 when I leased the space through Michael Golden, a representative for the Perotti Group. Michael was professional, knowledgeable and somehow seemed to stay a step ahead of me, anticipating my needs before I even knew them. He was a pleasure to work with and we quickly established a friendly rapport.

As my leasing agent, Michael was very fair, ethical and looked out for my best interests. In regards to the property, he took numerous factors that I pointed out into consideration and subsequently I felt that a very fair lease agreement was reached.

As a property manager, Michael Golden was outstanding. What I appreciated most about Michael was that he was always accessible. Any issue that came up, regardless of the severity, was addressed immediately. Michael took care of the property as if it were his own. I would frequently see him walking around checking on things, cleaning up any trash or debris that the maintenance people missed.

I was very sad to hear that Michael will no longer be our property manager. He was an excellent property manager and he will be missed. I highly recommend Michael Golden for any position involving property management. If you have any questions please do not hesitate to contact me.

Tenant Representation - Bulk Retail - 15,000 sf - I worked with Cary Littell of Marin Moto (formerly Marin BMW) to move him from his old location at 30 Castro in San Rafael to 101 Frontage on E. Francisco.

When we first met I asked him where would he like to be and he told me that 511 E. Francisco was his dream location, but it was too expensive and the agents had turned him down and others had told him it wasn’t possible. Tenant Representation - Office/Retail - Perhaps one of the most difficult landlord representation deals. This was primarily due to the Town wanting to not lose them as a tenant. They are great tenants to the Town, but in the most strategically placed location in their Center which creates the ability to get the highest rents psf. We negotiated a new lease with expenses being passed through.

Dr. Wood and I worked together in dealing with issues in his unit for years so that when his lease came up he was happy to work with someone he had built a relationship with and understood his need to move. Dr. Wood moved to a space that was almost twice the size of his old space, maintaining his Corte Madera address, with freeway signage on 101, full-service lease type (compared to one with expenses being passed through) at almost the same cost.
