The Market is still moving! The Vineyard Business Center is made up of three use types: office, Light Industrial (Flex) and Warehouse space. This Flex property was one of the largest units in the complex made up of 4,230 sf. This property was actively listed on my website, my company’s website, my twitter and facebook pages and Craigslist, Oodle, Google Base, Vast, Kijiji, Geebo, OLX, and Backpage....

Tenant Representation - Bulk Retail - 15,000 sf - I worked with Cary Littell of Marin Moto (formerly Marin BMW) to move him from his old location at 30 Castro in San Rafael to 101 Frontage on E. Francisco.

Tenant Representation - Office/Retail - Perhaps one of the most difficult landlord representation deals. This was primarily due to the Town wanting to not lose them as a tenant. They are great tenants to the Town, but in the most strategically placed location in their Center which creates the ability to get the highest rents psf. We negotiated a new lease with expenses being passed through.

Dr. Wood and I worked together in dealing with issues in his unit for years so that when his lease came up he was happy to work with someone he had built a relationship with and understood his need to move. Landlord representation - almost doubled their rent to benefit the landlord, but we also completely refaced their unit with a working HVAC system, T-bar ceiling, new walls, electrical, lighting and rear entry access. This was a win-win for the Landlord and Tenant.

This negotiation was almost a year long process. The Landlord put the 9,000+ sf space on the market and had some very strong interests, but in the end the Town wanted to maintain the Pet Club’s presence at the PMC. We increased their rent, passed through expenses and added about 1,000 square feet of additional rental space to their new rental rate.

Dual Representation - Retail - 700 + sf - Gary Champagne came to The Perotti Group via his grandfather and myself playing golf in a scramble foursome. The PMC was purchased by the Town of Corte Madera at the end of 2006 with The Perotti Group brokering the deal. Within two years TPG and myself, being the active manager and leasing agent, almost doubled the value of the center as well as assisted in stream lining the leases so that all tenants were on the same lease that passed through the expenses to the tenants and not the Landlord.
